Helpful Tips:-

As a Landlord there are a number of things you need to consider before becoming a landlord:

  • You will need to seek permission from your mortgage lender to let your property - if you do not have a buy-to-let mortgage.
  • If you are in a leasehold property, get permission from the head lessee to rent the property.
  • You will need to ensure an EPC (Energy Performance Certificate) is in place for all new tenancy agreements.
  • Make sure your buildings and contents insurance is appropriate.
  • Take out letting's insurance. Savannah Estates can help you with this.
  • Get gas appliances checked in accordance with gas regulations.
  • Check that furniture, if applicable, complies with Fire Safety Regulations.

As a Landlord prior to Letting your Property you should engage the services of a quality letting agent who should:-

  • Have your lease document reviewed and signed by all parties.
  • Check and advise on your prospective tenant's references

  • Advise on the "Tenancy Deposit Scheme" as new laws are now in place about where a tenant's deposit must be legally held.
  • Get an inventory done. Agents will usually always ensure a check in inventory is done before a tenant moves in. They should also ensure that both you and your new tenant go through it together, where possible and agree and sign the inventory at the end, ensuring both parties have a clear copy to retain.
  • Redirect your mail. Tenants (rightly) cannot be relied on to forward your post - it is not their responsibility to.
  • Arrange for all meters to be read and the accounts to be transferred to new tenant.
  • Arrange for your council tax to be paid by the new tenant.

What to do when your new tenant moves in

The day that your new tenant moves into your property make sure that:

  • The property is as clean and tidy as you wish to find it on the day you take back possession.
  • There are instructions for all appliances.
  • There are cleaning instructions for any special furnishings.
  • All the vital connection points for gas, water and electricity are labeled - stop cocks, fuses, switches in boiler, etc.
  • Security devices - alarms, locks, window locks, etc - are all demonstrated and explained to the tenant.
  • Emergency phone numbers are posted and fire extinguisher, smoke alarms and any other safety devices are explained.
  • Telephone line is available, and home telephone number is published. You should arrange for account to be transferred to tenant.
  • Provide a written procedure for how to handle emergencies (i.e. flooding, robbery, fire, etc). The procedure should explain who to contact first and when you, the landlord wishes, to be notified.

As a Tenant prior to renting a  Property you should seek the services and advice of a quality letting agent will advise you on your responsibilities as follows:-

  • Providing a television license (regardless of whether the TV is owned by the landlord or not)
  • Paying Council Tax direct to the local authority
  • Maintaining the terms of your tenancy agreement
  • Payment of utilities as agreed with your landlord
  • Insuring your possessions
  • Informing the police if there is a break in or burglary
